1. General Information

These Terms and Conditions govern your booking and stay at La Rondula apartments in Ortisei, Val Gardena, Italy. By making a reservation, you agree to these terms.

2. Booking & Reservations

2.1 Booking Confirmation

A booking is confirmed only after we have received the required deposit and sent you a written confirmation. The booking confirmation will include all relevant details of your stay.

2.2 Deposit

A deposit of 30% of the total booking amount is required to confirm your reservation. The remaining balance is due upon arrival or as specified in your booking confirmation.

2.3 Guest Information

As required by Italian law, all guests must provide valid identification documents upon check-in. This information is shared with local authorities as legally required.

3. Check-In & Check-Out

Early check-in or late check-out may be available upon request and subject to availability. Additional fees may apply. Please contact us in advance to arrange.

4. Payment Terms

• 30% deposit required at time of booking
• Remaining 70% due upon arrival or as agreed
• Accepted payment methods: Credit card, bank transfer
• Tourist tax (Ortstaxe) is charged separately and payable locally

5. Cancellation Policy

In summary:

• Free cancellation up to 30 days before arrival
• 50% charge for cancellations 15-30 days before arrival
• Full charge for cancellations less than 15 days before arrival

6. House Rules

6.1 Occupancy

The maximum number of guests is specified in your booking confirmation. Additional guests are not permitted without prior approval and may incur extra charges.

6.2 Smoking

All La Rondula properties are strictly non-smoking. Smoking is permitted only in designated outdoor areas. A cleaning fee of €200 will be charged for violations.

6.3 Pets

Pets are welcome in select properties with prior approval. A pet fee may apply. Please inform us at the time of booking if you plan to bring a pet.

6.4 Noise & Conduct

Guests are expected to respect quiet hours (10:00 PM - 8:00 AM) and behave considerately toward neighbors. Parties and events are not permitted without prior written approval.

6.5 Property Care

Guests are responsible for maintaining the property in good condition. Any damage beyond normal wear and tear will be charged to the guest.

7. Security Deposit

A security deposit may be required for certain properties. This will be collected at check-in and returned within 7 days after check-out, minus any deductions for damages or additional charges.

8. Liability

La Rondula is not liable for:

• Loss, theft, or damage to guests' personal belongings
• Injury occurring on the property, except where caused by our negligence
• Service interruptions beyond our control (utilities, internet, etc.)
• Changes to local services, transport, or attractions

We recommend guests obtain appropriate travel insurance.

9. Included Amenities

Your stay includes:

• Bed linens and towels
• Basic toiletries
• Fully equipped kitchen
• Wi-Fi internet access
• Free parking (where available)
• Ski storage (during winter season)
• Mar Dolomit pool access (seasonal)

10. Force Majeure

La Rondula shall not be held liable for any failure to perform obligations due to circumstances beyond our reasonable control, including but not limited to natural disasters, pandemics, government actions, or other force majeure events.

11. Governing Law

These Terms and Conditions are governed by Italian law. Any disputes shall be subject to the exclusive jurisdiction of the courts of Bolzano, Italy.
